    Understanding

    The plot, the regulations and the way you live.

      Getting to know you

      A conversation about the brief, the budget and the timeline. We check whether your expectations and the realities of the plot can be reconciled.

      Site analysis

      Sunlight, topography, neighbours, access and views. The placement of the building on the plot follows from this analysis.

      Planning conditions

      The local plan or planning decision, building lines, heights, roof pitches. We know what is permitted before we begin designing.

  2. Stage 02

    Concept

    Massing, layout and the first image of the house.

      Several options for the placement and form of the building, compared for light, views, construction cost and future running costs.

      Functional layout

      Plans of every floor: living, sleeping, utility zones and circulation. The decisions made here will stay with you for decades.

      Visualisations

      The house in the context of the plot, at different times of day. You see how it will look from the street and from the garden.

  3. Stage 03

    Documentation

    Building permit and construction drawings.

      Building permit design

      A complete set of documentation for the building permit, including structure, services and energy performance.

    2. 08

      Construction drawings

      Structural details, insulation, joinery, facade solutions. This set determines whether the house will be warm and airtight.

    3. 09

      Interior design

      Interiors designed alongside the house rather than after it is built. Services and joinery are planned from the outset.

  4. Stage 04

    Delivery

    From the first spade to handover of the keys.

      Choosing a contractor

      We help compare offers from main contractors and trades, checking scopes so the quotes are genuinely comparable.

      Design supervision

      Regular site visits, resolving questions and approving materials. We make sure the house is built as designed.

      Fit-out and handover

      Installation of joinery, furnishings, final adjustments and handover of the finished house. We stay in touch after handover too.
