We design private interiors, commercial spaces and single-family houses. Turnkey means we take on everything except the decisions: selecting all the furnishings, coordinating the trades, keeping the budget and the schedule. The client moves into a finished interior instead of spending six months on the phone to contractors.

A complete set of documentation a site team can work from without asking questions. Drawings for electrics and Smart Home, plumbing, ventilation and air conditioning, plus every bespoke element — furniture, stonework, metalwork details — drawn to the millimetre.

Yes, and the layout is where we start. It comes out of a long conversation about what your ordinary day looks like — with specific appliance models and mattress dimensions, not general assumptions. We then prepare photorealistic visualisations, films and a walk-through, so the interior can be seen before the first hole is drilled.

We select materials, furniture and lighting only from what is genuinely available on the market. Dimensions and prices are verified at the concept stage, so the design does not drift away from reality later. Under the turnkey option we handle the orders, deliveries and installation ourselves.

We specialise in large interiors, above 300 sqm, and the portfolio is dominated by residences and houses over 1,000 sqm. We also take on smaller projects — apartments and studios — and run them to exactly the same standard.

Yes, mainly in the premium segment: spas, dental practices, aesthetic medicine clinics, restaurants and representative offices. On those projects we work with sanitary, health-and-safety and fire-safety consultants, so the documentation clears every required approval.

Yes — that is its whole purpose. We draw even the fixing of a balustrade or the joint between stone and brass, so a contractor can price and plan the work without guessing, and the build runs predictably.

Supervision is billed as a fixed monthly fee, and we meet on site once a week. Materials are ordered six to twelve months ahead, and the works are scheduled two months in advance — with current lead times, that is the only way to keep a site from stalling while it waits for tiles.

As early as possible. For a house — alongside the start of the architectural design, while the walls and services can still be positioned for the interior to come. For a developer apartment — a few months before the keys are handed over.

Individual designs only, drawn from a blank sheet. We have no catalogue or standard designs. Every house is made for particular people and a particular plot.

Yes, with a specialisation in large residences — above 1,000 sqm, often on plots of several hectares. We have built by lakes, by rivers, in the mountains and on the coast, and we run them from the foundations to the finished interior.

We begin with a site audit: dimensions, legal constraints, access to services, slopes, neighbours. The house follows from that — where to open the view, where to close off, how to set the massing against the sun.

We run a daylight study on a 3D model, checking where the sun falls at different hours and seasons. We design the full set of services: heat recovery, air conditioning, Smart Home, photovoltaics, heating and plumbing. Architecture, interiors and garden are designed in parallel, and we can take the whole thing through on a turnkey basis.

Contemporary form and current technology are the basis of our work. We attend the major design fairs — Milan, London and Copenhagen. Our projects have been recognised at the International Property Awards and featured in the Polish press, among others in "Wprost" and "Bryła".

This is our preferred way of working: one studio answers for the massing and for the interior, so nothing drifts apart at the seam. We work with contractors we know and take the house from the foundations to the last piece of furniture.

With a conversation at our office on Aleja Szucha, next to Plac Unii Lubelskiej in Warsaw. For clients outside Warsaw an online meeting works just as well. Then we visit the plot or the apartment to see the place for ourselves. The first conversation is free and commits you to nothing.

Yes. Each one is built from scratch, out of an analysis of how the client lives. We keep no ready-made schemes to transfer onto another plan — every family's daily rituals are different.

An apartment takes around three months at minimum. A residence above 1,000 sqm — up to a year. That is why it is worth getting in touch a few months before the keys are handed over.

We work from Warsaw but design across Poland and abroad — we have completed projects near New York and in Spain. For distant projects we run the collaboration remotely.

We quote transparently, in floor-area brackets — the larger the area, the lower the rate per square metre. We usually work to a fixed fee; for smaller commissions an hourly rate with time tracking is possible. We give a quote only after talking, once we know what we are talking about.
